the practice of directing buyers towards or away from certain neighborhoods based on their race or certain properties based on their status as a protected class. This involved two broad classes of conduct:

• directing or encouraging people to select properties and locations based on the person's protected class (most commonly "racial" sterring); and/or
• failing, on the basis of the person's protected class, to show, or to inform buyers of houses that meet their specifications.
